Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. We’re not agents, and we don’t list houses. We are professional home buyers. When you submit your property to us and it meets our purchasing criteria, we’ll make you a fair, written, all-cash offer and close on the date you choose. From there we may repair the house and resell it to another homeowner, or keep it as a rental. Either way, you avoid showings, appraisals, lender delays, and repairs.
Q: Do you pay fair prices for properties?
A: Yes. Most of the houses we purchase are below market value—this allows us to make repairs, cover closing costs, and still earn a reasonable profit when we resell or rent. In return, we offer speed and certainty: no listings, no open houses, no financing contingencies, and no repairs. Many sellers value a quick, hassle-free sale more than squeezing out the last dollar. If that sounds like you, we’re likely a great fit. If you prefer a full retail price and don’t mind waiting for a traditional buyer, listing with an agent could be the better route.
Q: How do you determine the price to offer on my house?
A: Our process is very straightforward. We look at the property’s current condition, any repairs or updates required, the location, and values of comparable houses sold in the area recently. We also consider market trends. With those inputs we calculate a fair cash number that works for you and for us.
Q: Are there any fees or commissions to work with you?
A: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we buy the house by repairing or improving the property (if any) and reselling or renting it.
Q: How are you different from a real estate agent?
A: An agent lists properties and hopes someone will buy them—taking a percentage (3–6%) of the sale price if a buyer is found. We’re home buyers. We buy your house directly, with all cash, and we can close on your timeline—sometimes in a couple of days. That certainty is what many sellers prefer.
Q: Is there any obligation when I submit my info?
A: Zero obligation. Tell us a bit about your property and your situation, and we’ll get to work. If our cash offer is a fit, great. If not, that’s completely fine too—we won’t hassle you and the decision is 100% yours.
Q: How quickly can you close?
A: Often as quickly as 7 days, sometimes sooner. Because we buy with cash there are no bank approvals or appraisal delays. If you need more time, that’s fine too—pick the date you prefer and we’ll schedule closing for that day.
Q: What if the house needs repairs?
A: We buy houses in any condition—cluttered, inherited, fire or water damage, major repairs, you name it. Don’t spend a dollar on fixes or cleaning. We’ll handle everything after closing.

Q: Do I need to clean or move everything out before selling?

Q: How do you make money if you’re not charging fees or commissions?
A: Great question. We make our money after the purchase, when we repair, improve, or resell the property. That’s why we buy at a fair but discounted price—it allows us to cover costs and still earn a profit.
Q: Do you buy only in Seguin?
A: Seguin is our home base, but we purchase in the surrounding areas throughout TX as well. If you’re not sure whether we serve your neighborhood, just ask—if we’re not the best fit we’ll point you to someone who is.
